According to the National Statistics Office, the housing price index reached 1.31 in July 2025, increasing by 0.5% compared to the previous month. This represents a 14.4% increase compared to the same period last year.

Breaking it down, the average price per square meter of old apartments reached 4.54 million MNT, up by 15%, while the average price of new apartments reached 4.65 million MNT, up by 13.4%. Housing prices are highest in Sukhbaatar District and lowest in Songinokhairkhan District.

Average price of old apartments (per m², by district):

  • Sukhbaatar – 5.53 million MNT
  • Chingeltei – 5.19 million MNT
  • Khan-Uul – 4.94 million MNT
  • Bayanzurkh – 4.16 million MNT
  • Bayangol – 4.08 million MNT
  • Songinokhairkhan – 3.2 million MNT

New apartment average price (per m², by district):

  • Sukhbaatar – 5.25 million MNT
  • Khan-Uul – 4.66 сая million MNT
